How Investing into Property is Changing Lives

Through the Keyhole with Touchstone Education & our Wealth Through Property Course

Investing in property is something many people consider as a way to become more financially stable, or better yet to become financially free.

What does being financially free mean? It means you’ve got enough money coming in without needing to work. You’ve got a constant stream of income that pays for everything you need and want to do.

Property investment is more than just buying houses to rent out or sell on. It’s also a common misconception that you need to have a large amount of money to put down to start with. But for those new to the property business, it’s understandable to think that way…

We don’t go through years of education learning about investment.

Yes in some ways it’s touched upon, but mostly we are taught that when we become adults, we should plan to save up, get a mortgage, and purchase a home to live in. Then we aim to pay off that mortgage when we retire so we can be debt-free, and live off the (usually) small amount of income from our pension.

Most people in the UK live this way, and make do. However, the opportunities to make a better, more comfortable and affordable lifestyle are out there, and they are vast.

You can learn all about investing in property, the multitude of ways to do so and the benefits that will come with it.

We advise that your first steps should be to speak to an expert and learn from those who have done it successfully. People from all walks of life, with all sorts of financial backgrounds.

This is where we introduce our Wealth Through Property course.

Wealth Through Property – The UK’s Leading 2-day Course for Investing into Property

Our specialised training programme is designed to educate potential property investors in key property investment strategies.

We use proven methods to assist in building a property business; creating a robust property portfolio that supports you financially and provides you with freedom.

No matter what property investment venture you choose, you’ll have the chance to work with like-minded people, learn from experts with years of experience, and get real honest advice on how to make it work for you.

Investing in property isn’t something that should be feared. Anything unfamiliar is a little daunting at first, but with the right guidance and tried and tested methods, the only way you will stand to fail is if you don’t put in the effort.

At Touchstone Education, we don’t do all the work for you. Your success is down to you. If you want to hand over the reins and sit back whilst someone else makes things happen – this isn’t the right path for you.

However, if you’re ready to commit to your investment journey to change your personal and business life, read on.

We’ll be sharing some brilliant success stories from those who attended our Wealth Through Property (formerly The Six Figure Summit) course. If however, you’ve heard enough and want to get yourself booked on, go to our event page for more information and to reserve your seat.

Meet the Property Entrepreneurs who made Investing in Property a Success!

Alan Jacques – Serviced Accommodation Property Investor

Before joining Touchstone Education at a live Wealth Through Property event, (which led to him joining the Mastermind course), Alan owned a cleaning business.

The stress of the business and the number of hours Alan had to physically put in himself, to keep the business afloat, began to take its toll… something had to give.

Fast forward to the present day, Alan has converted his family home into a Serviced Accommodation Unit (SA), sold it, then invested the earnings straight into several Rent to Buy and additional Serviced Accommodation Units.

With support and knowledge from the Touchstone Education courses, Alan earned £9,300 profit from his SA Units in the Peak District – achieved from just over two months of trading. He is now in a position to fully retire should he so wish.

Alan still owns his cleaning business, out of choice, but he’s able to run it with a much lower level of stress. His passive income from the properties has allowed him to pay for extra business support, getting people in to help manage the workload. Something he learned from his property management training.

Alex Collie – Rent to Buy Property Investor

“Hi, my name is Alex Collie, and this is a little bit of my Touchstone Education journey.

Property certainly gives you a buzz and when it works right, it’s even better – there’s no doubt about that at all. Since joining Touchstone, it’s come to a new level, the lightbulb moment became certain on the Wealth Through Property course.

Now, I have two new income streams to our property business, incredible!

The biggest way that my family has benefited has been the fact that I can control my day. So many things were missed before, sports days, when Claire (my daughter) was at school – ‘Dad was working, Dad was away.’ Now I’m in control.

It’s a case of when we want to do something, we can do it. There’s a buzz in it and it makes you happy, but better than that – you’re helping others.

In the not too distant future, I can see myself being able to completely choose what I do with life on half a day, a week, a month, as much time on or off from working the business as I want. This belief that some have – “Oh yeah, it’s a get rich quick”, it’s not!

There’s lots of hard work needed. And the only person that can do the hard work is you. When you go and do it, you pay attention, and you listen. Then you see that it’s going to completely reshape what your future was looking like.”

Molly Chopra – Commercial Property Investor

An IT Project Manager by trade, Molly came to one of the Doncaster Wealth Through Property Live events to step away (from her then very corporate background), and become a full-time Commercial Property Investor.

With huge support from Molly’s husband, who is a GP in Central London, and their kids, the plan is to be financially free in just a matter of years.

Take a look at the astonishing statistics below from Molly’s projects since attending the Wealth Through Property Live two day event.

  • Starting project was one ‘Shop & Upper’
  • (commercial shop with living accommodation situated above)
  • 10-year FRI lease (full repairing and insuring lease) for her shop
  • Upper 7 flat potential (current 3 flats)
  • Bought for £397,000
  • Build costs £350,000
  • Commercial rent £29,000
  • Combined rent £81,000
  • GDV (Gross Development Value) £1.3 Million
  • New Shop & Upper investment purchase on the horizon

Andrew Bartlett – The Experienced Property Investor

Andrew joined the Mastermind course after attending a Wealth Through Property event.

He was already an experienced Property Investor with countless HMO’s (house in multiple occupation) and SA’s (Serviced Accommodation) beneath his belt. However, Andrew wanted to take his already impressive knowledge of the property world to the next level.

When asked why he joined the course when he already had a wealth of experience, he said “One of the things I found is that it’s self-started. We wanted to take it to a different level, and for me, learn more about the business process, which is exactly what we got.”.

Whilst on the Mastermind course, Andrew teamed up with fellow “Masterminder” Peter Abel, to begin a new venture into the world of Commercial Property and Conversions.

Fast forward to today, and Andrew has gone from Mentee to Mentor with the below stats:

  • Mentee to Mentor
  • Before Mastermind has a property portfolio of £4+ million
  • Owns the Engine Shed in Whitby – grade 2 listed, high-end SA made up of 8 apartments
  • 11 luxury holiday apartments also in Whitby
  • Purchase price £385,000
  • Refurb costs £1.9 million
  • GDV (Gross Development Value) £2.7+ Million
  • 97% occupied during Covid-19
  • Used SSAS (Small Self-Administered Scheme) as part of the strategy

Why Choose Property Investment?

Property has always proven to be a good long-term investment, why?

Firstly, because of supply and demand.

The UK population has been growing year on year, at a vast rate, and there is no indication of this slowing down. However, our country (an island) cannot grow any bigger.

With the size of the current population (and its inevitable continual growth), the demand for housing is huge. Yet, supply is not meeting these requirements. We know that over the past 20 years, the UK needed to build 200,000 new homes a year to meet demand. This hasn’t happened… the goalposts/targets were just moved!

When demand for something increases, the cost of that thing rises. The only way for house prices not to go up is to have an oversupply – which is unlikely to happen with the way things are going.

So if you invest in property now, you will only stand the chance to gain profit over time. People need somewhere to live and will need to choose from what’s available.

Other reasons property is a clever investment:

  • Banks are happy to lend against property because of their “bricks and mortar” asset value.
  • There’s the ability to refinance a property and re-invest that money in another income-producing property – expanding your property portfolio.
  • Property offers a wide range of opportunities from commercial to residential, student housing, holiday lets, rental, restore, refurbish and resell… it’s an endless list.
  • You have more control over where your money is going and on what.
  • It can make you wealthy. Very wealthy in fact. If you invest well, a property can continue to generate a healthy cash flow even if there’s a downturn in the market.
  • You’ll always be able to get expert advice, support, and learning from those in the business – there’s a lot of us!
